Our terms and conditions

  1. Introduction These terms and conditions govern the relationship between the estate agency and its clients. By engaging our services, you acknowledge and agree to be bound by these terms and conditions.

  2. Services Offered We offer estate agency services to help you buy, sell, rent or lease a property in Spain. Our services include property valuations, advertising, arranging viewings, negotiating offers, and handling legal and administrative tasks related to the transaction.

  3. Fees Our fees for the services provided will be agreed upon with the client in writing before any work commences. We will provide a detailed breakdown of the fees, including taxes and any other charges. Our fees are payable upon the successful completion of the transaction and are non-refundable.

  4. Property Information We endeavor to provide accurate and up-to-date information about the properties we advertise. However, we cannot guarantee the accuracy of the information provided by third-party sources, such as property owners, developers or public records. We recommend that clients verify all information independently.

  5. Property Valuations Our property valuations are based on our professional judgment and analysis of market trends, comparable properties, and other relevant factors. They are not official appraisals and should not be relied upon as such.

  6. Property Listings We reserve the right to refuse to list any property that we deem inappropriate or not in line with our standards. We may also remove or modify listings at our discretion.

  7. Property Viewings We will arrange property viewings at a time convenient for both the client and the property owner. We may also accompany clients during the viewing to provide guidance and answer any questions. We require a minimum of 24 hours' notice for cancellation of a viewing appointment.

  8. Offers and Negotiations We will assist clients in making offers and negotiating the terms of a transaction. However, the final decision to accept or reject an offer lies with the property owner.

  9. Legal and Administrative Tasks We will assist clients in completing legal and administrative tasks related to the transaction, such as preparing contracts, obtaining permits, and registering the transaction with the relevant authorities. However, clients are responsible for their own legal and tax advice.

  10. Confidentiality We will treat all client information as confidential and will not disclose it to third parties unless required by law or authorized by the client.

  11. Termination Either party may terminate the agreement at any time by giving written notice to the other party. Upon termination, any fees owed to the estate agency must be paid in full.

  12. Governing Law These terms and conditions shall be governed by and construed in accordance with the laws of Spain. Any disputes arising from these terms and conditions will be resolved by the courts of Spain.

  13. Changes to Terms and Conditions We reserve the right to modify these terms and conditions at any time. Clients will be notified of any changes and will have the option to accept or decline them.

  14. Entire Agreement These terms and conditions constitute the entire agreement between the estate agency and its clients and supersede all prior agreements and understandings, whether written or oral.
